One of the common features that you see on the east coast of America is having a sunroom.  This is especially true for places like Florida where a room is dedicated as a sunroom and ideal for a great place read a book or enjoy the coastal weather.  Here in California you don't see too many homes that have a sunroom since the orientation of the sun is different and rooms often have an emphasis to capture the sunset views such as Master Bedrooms and Great Rooms thus the need for less to have a sunroom.  With all of that being said there are still several places where you can still find a sunroom that has been incorporated into the floor plan.  Here is our quick guide on where to look in Oceanside, California.

One of the popular Oceanside older communities that features no homeowners association dues is the Driftwood Terrace neighborhood.  Homes in this neighborhood were often built in the late 1970's and feature detached single family homes located just north of the 78 freeway.  The community itself is actually pretty small with homes located east of College Blvd.  Homes in this community rarely come on the market due to the limited inventory of properties here.  The location is located within a very short drive to many restaurants and shopping located along the 78 freeway.  It's also within a short distance to the Mira Costa College and the brand new Preserve community in Oceanside.

One of the popular reasons for living here is the affordable real estate

One of our most often requests from clients who are looking to relocate to Oceanside is where to find rentals near the Camp Pendleton Marine Base.  There is a large population of Marines who live in the Oceanside area for a variety of reasons.  First, the entrance to Camp Pendleton has two locations, one at the very north end near San Clemente and another one on the south end located in Oceanside.  To go from one end of Camp Pendleton to the other takes around 20 to 30 minutes depending on traffic on the 5 freeway.  Living near the gated entrance makes a lot of sense and cuts down on travel time.  Another reason why many pick Oceanside over other towns is that it's more affordable to live when compared with other beach towns in San Diego county.  This is

One of the more popular golf courses in Oceanside, California is the Emerald Isle golf course and the homes that surround them.  The course was originally built in the mid 1960's in conjunction with the Oceana community as pictured below.  The course was built with 9 holes but fell into disarray until the mid 1980's when it was expanded to 18 holes and reopened under the name Emerald Isle Golf Course.  The homes around the golf course still remain and consist of Oceana and Oceana South neighborhoods.  The community is one of the most affordable 55+ neighborhoods in Oceanside but has strict rules that don't allow you to rent it out until after one year of ownership.  It's really an ideal place to live with golf course views and low homeowners association

Buying a home at a reduced price tends to be the goal of many home buyers in the marketplace today.  Finding a good deal can be challenge unless you understand the current market and what homes have recently sold for.  Properties that identified as needing light cosmetic work tend to be the best deals as they don't need a lot of work in order to fix them up.  Typically new paint and fixtures will go a long way in these types of properties.  Flip properties are those that you buy at a low price and then fix up to put it back on the market for sale.  The key to success is understating you make money when you buy the property.  This means negotiating at the lowest price in order to maximize profits when you go to sell.

The final homes are being sold at the Vista Del Mar community after originally coming on the market at the beginning of 2018.  According to our MLS data,  16 homes have already sold while another 4 more about currently under contract and one condo still available for sale at $889,000.  The successful run was due in part to the prime location situated just blocks to the Pacific Ocean and the sandy beach.  The condos ranged from three to five bedroom floor plans and 1,712 to 2,599 square feet.

Real Estate prices have consistently been selling in the $708,960 to $970,000 range that equals to $336.23 to $496.16 per square foot.  Some of the three level townhouses have a lot to offer with generous size room and a bonus rooftop deck complete with an attached

Model homes always showcase the very best that a new community has to over with a ridiculous amount of upgrades to the home.  These types of properties are used to give buyers inspiration on how they can upgrade their own home and hopefully allow the builder to install them at any extra cost.  When a development is almost sold out these types of homes come on the market for sale, and In my opinion can be the best values since they are often located on a prime lot in the community.

Some of the best values besides new construction properties are those communities that are several years old and used to be the model home when they were first built. After a couple of years real estate prices typically will fall in line with what other similar type homes in

Oceanside is a popular beach community in San Diego county which attracts many tourists and visitors each year.  Finding a suitable long term rental property can be difficult to find here for a variety of reasons.  First, Oceanside is a popular vacation destination for many so owners of investment properties have decided to rent their property as vacation rental properties on a short term basis so the ability to rent these types of homes long term is not possible.  Owners are able to make much more money renting it short term, especially during the high season summer months when rent prices can really be high.  Second, real estate prices in Oceanside are still fairly affordable which allows many to be able to purchase home rather than renting.

One of more popular requests we get from clients tends to deal with car storage and the type of parking that a home can accommodate.  RV parking can be very difficult to find as many older homes do not have the space for such a large vehicle and most homeowners associations have rules and regulations prohibiting this.  Oceanside is a true gem when it comes to finding a home with RV Parking since there are many homes are not located in formal associations and located on large over-sized lots.  Here are just a few places to start your search.

The Fire Mountain neighborhood in Oceanside is a great place to look as many of the homes here are large in scale and located on over-sized lots.  We quickly found one ocean view homes listed at $889,000 that offers
