Oceanside offers a wide variety of rental properties that are located within a short distance to the beach.  While the large majority of these are residential condos there is only a handful of single family homes that are available for lease.  There are several areas to look in Oceanside that offer a wide range of prices.  For the most part, Oceanside rental prices will be much lower than neighboring communities like Carlsbad.  Those attending Camp Pendleton also find areas in the northern section of Oceanside very desirable due to the short commute time.

One of the newest neighborhoods currently being built in the Rancho Del Oro area of Oceanside, California is the Pacific Ridge community.  There will be a total of 3 different neighborhoods that include Altura at Pacific Ridge, Brisas at Pacific Ridge and Lucero at Pacific Ridge.  Pacific Ridge is a gated community located at the very north end of the Rancho Del Oro community that will feature a total of 314 homes with a wide range of residential townhouses and single family homes.  The developer's main goal is to provide quality housing at affordable real estate prices.

One of the more popular senior communities in Oceanside, California is the "Oceanside Manor" neighborhood.  Located just south of the 78 freeway and in the Tri-City area where the cities of Oceanside, Carlsbad and Vista come together.  The community is reserved for those older than 55 years of age with a built as a mini-resort with a community clubhouse, heated pool, spa, sauna, two tennis courts, shuffle board, barbecue area and even it's own library.  The majority of the homes were built in the 1970's and commonly referred to as the "Pacifica" community with a mixture of detached and attached homes.  The price point is very attractive and fits within the new Tax Plan which will allow mortgage interest deductions up to a $500,000 mortgage.

The Cavalier Oceanside community offers a prime location that's on the ocean side of the 5 freeway.  Homes in this park were mainly built in the 1960's and 70's with some newer construction homes as well.  One of the biggest draws for this area is the low price point with many homes selling for under $100,000.  Monthly association dues currently run $487.00 a month which tends to be very affordable when compared with other mobile home neighborhoods where space rents can average over $1,500 a month.  This number does not include utilities which is normally added on top of this number. The most affordable homes are often single wide mobile homes that feature one or two bedrooms and under 1,000 square feet.

Oceanside, California has a wide range of residential properties to luxury beach front homes to luxury townhouses, condos and single family homes.  One thing that you don't see a lot of is open concept loft buildings.  The one exception to this is the Ocean Lofts building in downtown Oceanside that offers unique loft style condos located just blocks to the beach.  Located at 550 Seagaze at the corner of Seagaze and N. Oceanside is well regarded in Southern California for offering some of the lowest priced beach homes.  Currently, there are several single family homes in the mid $300,000 range which is an incredible price when compared with other beach towns.  For example, the beach town to the north is San Clemente and you can barely buy a condo for $300,000 as single family homes start in the mid $600,000 range.  This also true for the beach town to the south which is Carlsbad.  Single family homes in the Carlsbad area start in the mid $500,000 range.  Oceanside homes are incredibly well priced and still offer the same close proximity to the beach that any other beach town would offer.  We have gathered the 5 lowest priced homes in Oceanside and featured them here.

The Westwinds community is located at 4616 North River Road in Oceanside, California.  This is a manufactured home park the mainly features two to three bedroom mobile homes.  The park mainly featured older manufactured homes that were built in the 1970's with some newer construction homes as well. The community offers a nice community clubhouse, pool, spa, basketball court and children's playground area.  

This is a pet friendly neighborhood with certain restrictions.  These restrictions can be learned from the management company J & H management who manages these homes.  They can be reached at 714-974-0397.  It's important to note there is a lot fee where the home sits and can vary depending on the property.  On average it's around $700.00 a month.

One of the newest neighborhoods that is currently under construction is the new Summerset Estates community.  The builder, D.R.
