One of the few places in Oceanside, California where you can find a home on large parcels on land would be the Buckingham Estates community. The real estate market in 2022 has seen a major shift as mortgage interest rates continue to go up with current rates as of June 2002 at over 6%.  When factoring in the monthly carrying costs to buy and manage a home that are a lot of costs that are associated with it.  First, if you are getting a mortgage you will have your monthly mortgage payment plus annual taxes and property insurance.  If you are buying a home that's located within a formal association than expect to pay monthly association dues on top of everything else.  As you can see these various costs quickly add up which is way some home buyers specifically lookin for homes with no HOA (homeowners association dues).

One of my favorite buildings near the Oceanside Pier area to capture some great ocean views is the Pacifica Del Mar complex located at 152 S Pacific Street.  These six residential condos located here are technically not located right on the beach as they are located on the across the street from the Oceanside Tyson Street Park area that provides very nice and direct ocean views.  The location is just a several block radius south from the Oceanside Pier area with condos here rarely coming on the market for sale.  It just so happens that there are currently 2 condos listed for sale here listed for $1,750,000 and $1,795,000. Both of these units have the identical square footage but one is listed as a two bedroom while the other one is listed as a 3 bedroom

The Rancho Rose community is a great place to find a three bedroom condo in the Oceanside area.  The location is off the 76 freeway and Melrose Avenue which features two story townhouses that can come with attached two car garages.  The great thing about all of these homes is that they are 3 bedroom floor plans that range around 1,379 square feet of living space.  One inside are generous size rooms with open living room and kitchen spaces as well as outdoor patio spaces.  Homeowners association dues tend to be on the slower side with current run $340.00 a month.  This includes a wide range of amenities includes trash pickup and general ground maintenance.

We get a lot of calls from manufactured home buyers that are attracted to the low real estate price points especially those that can be purchased for around $200,000.  Most of the times there is a catch and many of these homes are located on leased land where you don't own the land where the home is located on.  Under this scenario you pay a monthly space rent fee to the owner of the land which in recent years has become very expensive.  Often times these space rents can be around $2,000 a month which is on top of any mortgage costs that you may have on the home.  The Lakeshore Gardens community in Carlsbad is a perfect example of this where you can find homes for under $300,000 but many of the space rent fees can be $2,000 or more.  The buyers are always

One of the most popular place to find furnished rentals is located near the Oceanside Pier area in a place called "San Miguel."  There are actually several buildings and locations that make up the San Miguel complex which all offer an unbelievable location that is a very easy walk to the beach.  Due to it's prime location that large majority of rental properties located here are furnished rentals which means they can be rented for a short period of time.  For the most part, these must be rented for a minimum of 30 days and often rented by the month.  The best time to book these rentals is during the off season which is currently the fall and winter months.  

I truly believe the month of February is a great time to book as the rental rates are lower

We recently received a call from a client who was excited to see a new condo listing come on the market in the North Coast Village complex listed at $263,000.  One thing the client didn't understand was that this condo was not selling for this price for full ownership, rather it was for 1/8 ownership of the condo.  Fractional ownership is something we have seen in the past but It really never seemed to gained popularity until recently.  It basically works around the concept of 8 different buyers who buy a share in any particular property.  All 8 owners own a 1/8 percentage of the property and work together on when they will occupy the property.  Any 8 owners may sell their percentage in the property at any given time and the cost of managing the home or

Oceanside is a great place to find beach cottage style homes in Oceanside, California.  Back in the early 1920's is when we saw some of the first beach cottages being built here.  In essence, a beach cottage is typically a smaller detached single family home that features under 1,500 square feet and was often built as a secondary beach home.  It was until the 1950's when we started to see a large number of these types of homes being constructed which many of them still exist.  They are ideal for those looking for a vacation or rental income property as well as those with a smaller household size.  Oceanside is widely known as being one of the most affordable beach towns in San Diego County and many of these beach homes still have attractive price points.
