We get a lot of calls from manufactured home buyers that are attracted to the low real estate price points especially those that can be purchased for around $200,000.  Most of the times there is a catch and many of these homes are located on leased land where you don't own the land where the home is located on.  Under this scenario you pay a monthly space rent fee to the owner of the land which in recent years has become very expensive.  Often times these space rents can be around $2,000 a month which is on top of any mortgage costs that you may have on the home.  The Lakeshore Gardens community in Carlsbad is a perfect example of this where you can find homes for under $300,000 but many of the space rent fees can be $2,000 or more.  The buyers are always

One of the most popular place to find furnished rentals is located near the Oceanside Pier area in a place called "San Miguel."  There are actually several buildings and locations that make up the San Miguel complex which all offer an unbelievable location that is a very easy walk to the beach.  Due to it's prime location that large majority of rental properties located here are furnished rentals which means they can be rented for a short period of time.  For the most part, these must be rented for a minimum of 30 days and often rented by the month.  The best time to book these rentals is during the off season which is currently the fall and winter months.  

I truly believe the month of February is a great time to book as the rental rates are lower

We recently received a call from a client who was excited to see a new condo listing come on the market in the North Coast Village complex listed at $263,000.  One thing the client didn't understand was that this condo was not selling for this price for full ownership, rather it was for 1/8 ownership of the condo.  Fractional ownership is something we have seen in the past but It really never seemed to gained popularity until recently.  It basically works around the concept of 8 different buyers who buy a share in any particular property.  All 8 owners own a 1/8 percentage of the property and work together on when they will occupy the property.  Any 8 owners may sell their percentage in the property at any given time and the cost of managing the home or

Oceanside is a great place to find beach cottage style homes in Oceanside, California.  Back in the early 1920's is when we saw some of the first beach cottages being built here.  In essence, a beach cottage is typically a smaller detached single family home that features under 1,500 square feet and was often built as a secondary beach home.  It was until the 1950's when we started to see a large number of these types of homes being constructed which many of them still exist.  They are ideal for those looking for a vacation or rental income property as well as those with a smaller household size.  Oceanside is widely known as being one of the most affordable beach towns in San Diego County and many of these beach homes still have attractive price points.

One of the things about a hot real estate market is that some of the best properties come on the market since owners realize they can get top dollar for their homes.  We saw many examples of this throughout the Oceanside area and especially for ocean front properties which made up many of the most expensive homes sold in 2021.   Up to this date the most expensive home sold was located at 1819 S Pacific Street which closed escrow for $6,590,000.  The home had a lot to offer which was built brand new in 2020 and featured a total of five bedrooms with an approximate 3,862 square feet of living space with an attached two car garage according to our multiple listing service.  It was originally listed at $7,800,000 and sold after being on the market for 52

It's been a very busy year for the condo located at the North Coast Village complex in Oceanside, California.  In 2021, there have been a total of 37 condos that have closed escrow while the previous year of 2020 we saw 41 condo sales according to our multiple listing service.  The lowest recorded sale occurred in March of this year when a 1 bedroom condo with approximately 760 square foot sold for $500,000.  The most expensive sale thus far was a two bedroom ocean front condo that sold for $1,590,000 which closed escrow on 7/29/21.

One of the best values for buying a manufacture home in the Oceanside is the Mira Mar community.  Many local people are not aware of this community that is located at 900 N Cleveland and situated on the desirable ocean side of the 5 freeway.  Real Estate prices in recent years have been very attractive and not uncommon to see prices in the mid $150,000 range.  There is currently one property listed for sale right now at $154,999 and features one bedroom with an approximate 670 square feet of living space.  The location is probably one of the biggest selling features for this community as it's just a short walking distance down to the beach.  For the prices that these homes are being offered at it's a great value when you consider the overall location.
