Oceanside Manufactured Homes with No Space Rent

We get a lot of calls from manufactured home buyers that are attracted to the low real estate price points especially those that can be purchased for around $200,000. Most of the times there is a catch and many of these homes are located on leased land where you don't own the land where the home is located on. Under this scenario you pay a monthly space rent fee to the owner of the land which in recent years has become very expensive. Often times these space rents can be around $2,000 a month which is on top of any mortgage costs that you may have on the home. The Lakeshore Gardens community in Carlsbad is a perfect example of this where you can find homes for under $300,000 but many of the space rent fees can be $2,000 or more. The buyers are always asking us where they can purchase a home that doesn't have any space rent and the most popular community is called Solamar in Carlsbad that is located directly across the street from the beach. The only catch is that home prices are very expensive here with home prices typically over the $700,000 price point.

There is a community in Oceanside called San Luis Rey Homes that offers no space rent with low homeowners association dues according to one new listing that just came on the market at 258 Starling Lane. The listing describes the community as a "Resident Owned 55+ Community" where "there is land ownership involved and no space rent." The home is currently listed for $287,900 with no space rent and a monthly homeowners association dues of $155.00 a month. This appears to be an excellent opportunity for those looking to buy something under $300,000 and have low monthly ongoing costs.
