Oceanside Coming Soon Listings

For years real estate agents use to deal privately with other real estate agents and clients about any upcoming listings that they might have.  In order to circumvent this from happening the board of realtors have introduced a new status to all listings.  Now clients will be able to see what kind of listings will be coming up for sale or for lease before it hits the market.  This is perfect timing as we have seen record low inventory in Oceanside with a higher demand for housing than what is currently available.  So how exactly does this work?

First, the listing is posted on our multiple listing service that is available for the public to view no matter the current condition of the home.  Often times a real estate agent will take a listing but there are some things to fix up on the house, painting, etc before it goes live on the market.  This is one of the main reasons for posting it so consumers can get a glimpse of what is to come on the market.  This also allows enough times as real estate agents to get together our property brochures, mailers, photography, etc before it becomes active.  This way it puts everyone on an equal platform as far as knowing what is coming available.  During this time no showings are allowed but offers are welcome.

Second, one the property goes live the clock starts ticking on the days on the market.  Often times if the property is well priced enough they are sure to get a lot of offers during the coming soon time frame.  Once it's active then you can make an appointment to see the home and make an offer on it if it's still available.  By this time all of the real estate photography and brochures should be done so you have a pretty good idea on what the property has to offer.  

Finally, Buying a home can be a stressful process so we highly recommend the services of a professional and licensed real estate agent.  Often times buyers will need to get a loan in order to buy so having a quality referral for a lender is also very helpful.  Once your offer is accepted be prepared to sign a lot of disclosures and escrow documents before you can close on the home.  Don't forget to do your due diligence and have any kind of inspection on the home that you want to have.  Buying a home in Oceanside over the long term has shown to be a good investment and our team of local agents will be happy to help you navigate the different areas here.
