Oceanside Long Term Rentals Under $3,000 A Month

Oceanside is a popular beach community in San Diego county which attracts many tourists and visitors each year.  Finding a suitable long term rental property can be difficult to find here for a variety of reasons.  First, Oceanside is a popular vacation destination for many so owners of investment properties have decided to rent their property as vacation rental properties on a short term basis so the ability to rent these types of homes long term is not possible.  Owners are able to make much more money renting it short term, especially during the high season summer months when rent prices can really be high.  Second, real estate prices in Oceanside are still fairly affordable which allows many to be able to purchase home rather than renting.  

The long term rental market has seen a very limited number of properties available for a 12 month lease or longer and it's important to know where to look.  The best places we have seen are located a couple miles to the beach.  Here you will find neighborhoods like Rancho Del Oro, San Luis Rey and popular golf communities like Arrowood.  This area is also very popular to Marine's who are stationed at Camp Pendleton as the gate to the South Gate is located nearby.  As you get closer to the beach there are several places that we see a lot of long term rentals.  These includes communities like Windward Cove that features ocean view townhouses located on the east side of the 5 freeway.  Other places to look would include condo buildings like Marina Towers which features panoramic ocean and Marina view condos.

Most rental properties in this price range will require you to pay a first month's rent, security deposit and a credit fee for a credit report which is typically around $35.00.  The security deposit amount is typically right around the first month's rent amount but almost a slightly higher amount.  For example, if the rent is $3,000 a month expect the security deposit amount to be slightly higher like $3,500 or $4,000.  For properties that do allow for pets expect an additional $500 pet deposit too.  For questions regarding finding a long term rental in the Oceanside area please contact any of our local real estate agents at 760-710-2856.
