Oceanside Real Estate

One of the most beautiful architectural styles that came from the turn of the century is the classic Victorian style.  These homes can be found all throughout the Southern California inland towns by are rarely found still remaining by the beach.  Oceanside, California has a few select Victorian style properties that still exist and retain the historic intergrity when then they were first built in the early 1900's.  A perfect example of this is a Victorian home that is currently for sale and located at 636 Rockledge Street in the historic Seaside neighborhood in Oceanside.  The home was built in 1902 and is well known as the Charles Libby House which is also on the National Register of Historic Places and is pictured below.

The North River Village is one of the few gated condo community in the city of Oceanside.  This is a newer community with townhouse style homes built in 2012 on the northeast side of town near the Camp Pendleton Marine base entrance.  The community was built by Taylor Morrison and is a very small community feature three story Spanish style townhouses near the 76 freeway and College Blvd in Oceanside.  This is a great area near the Mission Marketplace shopping center with an easy 10 minute drive to the 5 freeway and the beach.

The Oceanside Terraces condo building in located directly in the middle of the downtown area and just a couple blocks to the beach.  The building has a rich history when they were first built in 2007 and offers six floors of condo living.  It was marketed as a six story mixed-use urban building in the heart of the Oceanside Village area with retail stores and restaurants on the first level and office condominiums on the 2nd floor with residential condos from floors three to six.  There are a total of 38 luxury single level condos located in this building that offers private terraces, high ceilings and large picture windows.  Condos come with underground parking and a large entertainment deck located on the roof level.

Real Estate has a lot of different financing options when buying a home.  There is the traditional method of getting a loan through a large brand name bank or mortgage lender who will ask you a series of qualifiing questions and request documentation in order to qualify.  Another option is to have the seller carry back a portion or all of the financing on the home.  This is often referred to as seller financing or seller carry back where the owner of the property is acting like the bank and lending you the loan on the house with their equity.

The Sea Village is a beach close condo community located in the heart of the downtown Oceanside beach area.  It offers close proximity to the Oceanside Pier and the Oceanside Marina.  Buyers have the option of buying either one or two bedroom units if available for sale with select units offer peek views of the ocean.  This is a gated complex that offers secure living by the beach with a small homeowners association fee that manages the grounds and includes exterior building maintenance.

It seems like a lot of buyers are looking for fixer upper homes in today's market, especially when they can purchase a home for under market value.  Oceanside does have a small number of properties that do need TLC and often sold "as-is" to the buyer.  Since most fixer upper properties can potentially require a lot of work and a lot of money a lot of buyers are looking for a cosmetic fixer upper.  A cosmetic fixer upper is basically a property that requires less work than a traditional fixer upper property.  This can range from changing the paint color or removing outdated wallpaper or carpet.  These homes are normally not discounted as much but still provide an excellent opportunity to buy at a slightly reduced rate.
