Oceanside is well regarded in Southern California for offering some of the lowest priced beach homes. Currently, there are several single family homes in the mid $300,000 range which is an incredible price when compared with other beach towns. For example, the beach town to the north is San Clemente and you can barely buy a condo for $300,000 as single family homes start in the mid $600,000 range. This also true for the beach town to the south which is Carlsbad. Single family homes in the Carlsbad area start in the mid $500,000 range. Oceanside homes are incredibly well priced and still offer the same close proximity to the beach that any other beach town would offer. The lowest priced home is located at 225 Avenida Del Gado which is currently priced at $334,900. Yes, for this low priced you can own a detached single family home with two bedrooms, one bath, one car garage and 827 square feet of living space. The location is in the San Luis Rey area of Oceanside and specifically in the "Mission Hermosa" neighborhood. The location is very close to the 76 freeway making it an easy commute to the 5 freeway as well as local shopping and restaurants. The San Luis Rey area is best known for having the historic Oceanside Mission which gives this area a lot of history. This is a great price for a home built in 1975 and situated approximately a 10 to 15 minute drive to the beach.

There are also pockets of homes located In the south east section of Oceanside that are situated near the city of Carlsbad and Vista border. The final neighborhood to consider is the "Reeces Addition" community. This community is very small but offers the closest location to the beach. It's situated close to the freeway off Mission Avenue with a short drive to the beach and near the Fire Mountain neighborhood. There is currently one two bedroom, one bath home priced at $399,900 which has been on the market for 27 days. This is an older home that was built in 1930 and remodeled by the current owner. This a non-association neighborhood so no monthly association dues are required here. Oceanside has a lot to offer for those who have a budget of under $400,000.
