Oceanside has a great variety of residential condos and homes to choose from that are located blocks to the beach while others are a short driving distance.  We have buyers that ask about the best places to find ocean and harbor view condos in the Oceanside area and there are a couple of great condo buildings to choose from.  Both of these buildings are located on the ocean side of the 5 freeway which is where you want to be in order to have a really great view.  Amenities will vary depending on where you decide to buy so here is our quick guide to both of these locations.

The Rancho Rose community is a great place to find a three bedroom condo in the Oceanside area.  The location is off the 76 freeway and Melrose Avenue which features two story townhouses that can come with attached two car garages.  The great thing about all of these homes is that they are 3 bedroom floor plans that range around 1,379 square feet of living space.  One inside are generous size rooms with open living room and kitchen spaces as well as outdoor patio spaces.  Homeowners association dues tend to be on the slower side with current run $340.00 a month.  This includes a wide range of amenities includes trash pickup and general ground maintenance.

It's been a very busy year for the condo located at the North Coast Village complex in Oceanside, California.  In 2021, there have been a total of 37 condos that have closed escrow while the previous year of 2020 we saw 41 condo sales according to our multiple listing service.  The lowest recorded sale occurred in March of this year when a 1 bedroom condo with approximately 760 square foot sold for $500,000.  The most expensive sale thus far was a two bedroom ocean front condo that sold for $1,590,000 which closed escrow on 7/29/21.

Braewood condos offer a prime location near the 78 freeway near the College Blvd exit in Oceanside, California.  Braewood was built in the early 1970's with 2 to 3 bedroom floor plans.  The larger 3 bedroom models offer two story plans with small back yards.  The community is surrounded by large greenbelt areas that give a real sense of space and privacy.  The location is reported to be within the Carlsbad Unified school  district with award winning Carlsbad schools.  The homeowners association dues that average $360.00 a month pays for water, sewer, trash and exterior building maintenance.  The dues also include use of the community pool and tennis court.  Some of the units include a one car garage with additional guest parking as well.

A brand new construction complex has just hit the market and is being called "314 Beach Lofts."  Located at 314 N Cleveland is a building that offers both residential condos as well as business store front opportunities on the main level.  There are several things going for these condos that make them very desirable.  First, the location is just a few block radius to the beach and just north of the Oceanside Pier area.  The condos are currently start at $780,000 for a 2 bedroom, 1 bath condo with 1,082 square feet and go up to $885,000 for a two bedroom, two bath condos with 1,282 square feet.

Whelan Ranch is an upscale area of Oceanside that is known for it's expansive single family homes.  Many don't realize that this area is also an excellent place to find residential condos at great price points.  The condos were built in the mid 1980's and the builder at the time decide to build units with two to three bedroom floor plans.  The complex is centered around a circular street with a community pool and clubhouse located in the middle.  The location is near the newer Arrowood neighborhood in Oceanside which features large upscale homes near the Arrowood golf course.

Some of the best priced condos in the Rancho Del Oro area of Oceanside is a small community called "Lomas Del Oro."  These condos were first built and developed back in 1990 as alternative housing to the large single family homes in the area.  This is a secure gated complex with two and three bedroom condos offer open floor plans and offer generous square footages that average over 1,000 square feet.  The interiors of the units tend to be very consistent and can offer high ceilings, interior laundry room, large master suites, outdoor balconies and detached garages.  There are a total of 72 units located here with select properties before offered for rent.  Rental values will vary but average in the low $2,000 a month range for a standard 12 month lease

The Woodlands condo complex is a popular complex located on the south end Oceanside and just north of the 78 freeway.  Often referred to as the Woodlands Ivy complex which was first developed in the early 1980's with the builder offering two and three bedroom floor plans.  The floor plans comprise of two story townhouses with attached two car garages.  These are very nice condo that can offer high ceilings, living room fireplace with a large master suite and closet space.  The nice part about these condos is that they offer two master suites that each have their own bath.  Real Estate prices currently start at $440,00 for a three bedroom condo with 1,516 square feet.  Another three bedroom is on the market for $469,000 and features 1,833 square feet.
