One of my favorite buildings near the Oceanside Pier area to capture some great ocean views is the Pacifica Del Mar complex located at 152 S Pacific Street. These six residential condos located here are technically not located right on the beach as they are located on the across the street from the Oceanside Tyson Street Park area that provides very nice and direct ocean views. The location is just a several block radius south from the Oceanside Pier area with condos here rarely coming on the market for sale. It just so happens that there are currently 2 condos listed for sale here listed for $1,750,000 and $1,795,000. Both of these units have the identical square footage but one is listed as a two bedroom while the other one is listed as a 3 bedroom unit. The lower priced two bedroom condo has been family owned for 38 years and is now coming on the market for sale. The listing indicates that short term vacation rentals are allowed but we always recommend verifying this first with the homeowners association. The interior of this condo features bamboo flooring and natural stone accented bathrooms with 2 dedicated parking spaces which is very much sought after in the Pier area. The second condo listed at $1,795,000 features vaulted ceilings, central air-conditioning and wonderful ocean views. It also comes with 2 dedicated parking spaces as well.
The Pacific Del Mar condo complex does have monthly dues so make sure to take this into account when looking at your monthly costs. Both of the current listings indicate that monthly dues currently run $475.00 a month. This would be on top of any monthly mortgage costs if you are getting a loan. Keep in mind that when buying a property in California you have a 1% state tax based off the purchase price for any property you buy in California. You also have local city taxes that will be roughly .20% of the purchase price so we always gauge a property at about 1.2% of the purchase price for taxes. Your local real estate agent can confirm the exact amount for any property. Rentals prices have really increased in Oceanside over the past several. years with a high demand for short term monthly rentals.
