The beach town of Oceanside, California is well known for it's oceanfront condos and beach front homes but also offers a large inventory of tiny houses as well. The term "tiny houses" refers to small detached single family homes that feature less than 1,000 square feet. Oceanside is a very large city with various neighborhood that offer these types of homes. Prices currently range from $295,000 for a two bedroom, 900 square foot home to $875,000 for a three bedroom, 907 square foot home by the beach. The South Oceanside area is filled with many one story homes located on the ocean side of the 5 freeway that fit this criteria. The historic neighborhood of the Seaside neighborhood is located in South Oceanside and offers many homes from the early 1920's. Homes from this era are typically built with a smaller frame since many of the properties located here were used as vacation guest cottages for those who lived in the San Diego and Los Angeles cities. These will typically offer two to three bedrooms and one bath. They will also offer an average 5,000 square foot lot that is enough for a small front and backyard.

The North Oceanside area that's situated on the ocean side of the 5 freeway also has a small neighborhood that offers smaller homes for sale. When the 5 freeway was built it cut through many of Oceanside neighborhoods leaving many homes located very close to the freeway. Homes next to the freeway in the North area often will be smaller homes that are located just blocks to the beach. There will be a little road noise from this location but the trade off is that you are within walking distance to the beach. Due to the prime location expect real estate prices for these tiny houses to be in the $700,000 to $800,000 range.

Located just east of the 5 freeway are several neighborhoods like Francine Villas, Reeces and Williams Ranch also offer homes under 1,000 square feet.
