Oceanside has become one of the best places to find affordable mobile and manufactured homes near the beach in San Diego County. It's not uncommon to find properties in the low $100,000 range with some properties listed around $90,000 as well. The important thing to remember when looking at mobile or manufactured homes is the amount of the space rent. This will vary from property to park so it's important to keep that in mind when looking to make a purchase. These numbers can be relatively low but can go higher than $1,000 a month. That will be the cost to lease the land that the home sits upon.

Some of the most affordable mobile homes can be found in the Terrace Gardens Family Park. There is currently one 2 bedroom home that is listed for $92,500. The space rent fee is $369.00 a month plus water, sewer & trash for a grand total of $469.00 a month. Another great option are the homes located in the San Luis Rey development. This park also has homes listed between $100,000 to $179,900 with a current 1 bedroom home listed at $99,000. Monthly dues on this home is $132.00 which includes trash pickup and the gated entrance.

For those looking for a senior 55+ community might want to consider neighborhoods like La Salina that has homes listed on the ocean side of the 5 freeway with real estate prices in the $150,000 to $165,000 range. There is a 2 bedroom on the market for $150,000 that has a space rent fee of $820.00 a month. One of the most expensive places to look is the Laguna Vista Estates neighborhood that offers a wonderful park environment with 8 lakes, community clubhouse and a secure gated community. Homes in this park currently go as high as $299,500.

Probably one of the most affordable space rent deals are the homes listed in the Trico Mobile Estates community. There is currently a 2 bedroom condo that is listed for $170,000 with a space rent fee of $473.00 a month. It's located in the San Luis Rey area off the 76 freeway and comes with a nice community pool and spa. it's an easy drive down to the beach and to connect to the 5 freeway. One of our most requested parks the Cavalier Mobile Estates community. Homes in this community tend to be more expensive and currently range from $184,000 to $219,900. It's a pet friendly park with rent controlled space rent. One 3 bedroom home is currently on the market for $184,000 and has a space rent of $408.00 a month.
