Oceanside Homes With No Mello Roos

When looking at newer homes in Southern California it's not uncommon to have an additional Mello Roos tax.  Many don't understand how Mello Roos works but in essence is typically a 25 to 30 year old bond that is attached to home and is paid on a monthly basis.  Homes that have Mellos Roos will also typically have an association fee that is paid on a monthly basis.  Thus all of these fee's that need to be paid on top of your monthly mortgage payment can be a lot of money so many buyers elect to find properties that have no Mello Roos.

There are many neighborhoods in Oceanside that don't have Mello Roos.  Normally older homes don't have any association dues or Mello Roos so those are pretty easy to locate.  For those looking for newer construction homes is where it gets a little tricky to differentiate if the home has Mello Roos or not.  Not having this extra fee can save you thousands of dollars every year so it's worth educating yourself on which communities have these savings.

One of the top new construction communities that is adverting no Mello Roos is the Mission Lane neighborhood.  Home prices for 3 bedroom condos currently start at $468,990 which offer 1,366 square feet of living space.  Larger four bedroom condos with 1,826 square feet start at $529,990 and currently go up to $654,990.   HOA dues average $241.00 a month with prices around $300.00 per square foot.  Other notable neighborhoods to check out would be Whelan Ranch, Mira Costa Estates and Williams Ranch.  To have a list of properties with no Mello Roos tax please contact us at 760-710-2856.
