When looking at newer homes in Southern California it's not uncommon to have an additional Mello Roos tax. Many don't understand how Mello Roos works but in essence is typically a 25 to 30 year old bond that is attached to home and is paid on a monthly basis. Home prices for 3 bedroom condos currently start at $468,990 which offer 1,366 square feet of living space. Larger four bedroom condos with 1,826 square feet start at $529,990 and currently go up to $654,990. HOA dues average $241.00 a month with prices around $300.00 per square foot.
