Oceanside Beach Close Mobile Home Parks

With real estate prices on the rise here by the beach in San Diego county many are turning to purchase lower priced manufactured homes. Oceanside has many mobile home communities to choose from that are located all throughout the city. For those looking to be located near the beach on the ocean side of the 5 freeway there are a couple parks to consider.

The La Salina mobile home community is located approximately two blocks to the beach and is limited to those who are older than 55 years of age. It's not uncommon to find a two bedroom home located here for around $125,000 which is an incredible price considering you are located so close to the beach. Normal residential condos in this area will start in the low $400,000 so there is a lot of savings to be had here. As with most mobile home parks you own the home but not the land underneath it. Space rent for the current available homes listed for sale here $792.00 a month so that should be considered when purchasing a home. There is a community pool and clubhouse and pets are limited based on breed restrictions.

Another beach close neighborhood to consider is the Pacific Trailer Park which is located south of the Oceanside Pier and on the ocean side of the 5 freeway. It's situated about 4 blocks to the beach and offers low price mobile homes that currently start at $68,000. Space rent for one of the current listings here is $700.00 a month. Buyers must qualify for lease of mobile home space through the property management company. A new monthly lease payment to be determined by management due to rent control of trailer park. This basically means that the current rate of $700.000 that the owner is paying may be subject to change when the trailer is sold.

The main difference between manufactured and mobile homes is that manufactured homes don't have wheels underneath them and cannot easily be moved. These types of homes are not for everyone but for those looking for a low priced residence by the beach.
