One of the best values for buying a manufacture home in the Oceanside is the Mira Mar community.  Many local people are not aware of this community that is located at 900 N Cleveland and situated on the desirable ocean side of the 5 freeway.  Real Estate prices in recent years have been very attractive and not uncommon to see prices in the mid $150,000 range.  There is currently one property listed for sale right now at $154,999 and features one bedroom with an approximate 670 square feet of living space.  The location is probably one of the biggest selling features for this community as it's just a short walking distance down to the beach.  For the prices that these homes are being offered at it's a great value when you consider the overall location.

There is a nice community in the Oceanside area where you can find homes built around 1990 and located next to a nice park area.  The community is commonly known as Marlado Highlands and we are excited to see a new listing coming on the market soon in this neighborhood.  On average, we only see several homes come on the market each year which has typically been priced in the high $600,000 to $700,000 range for a three to five bedroom detached single family home.  We think these real estate prices are really great when you compare them with neighboring homes in the beach community of Carlsbad, Solana Beach and Encinitas where prices are much higher.  They are often one story homes which seems to be what many buyers are looking for in today's real estate

One of the more popular areas to find rental homes in the Oceanside area is in the planned community  of Rancho Del Oro.  I really like this area since it has so many different neighborhoods to choose from each with it's own unique personality and floor plans to choose from.  For the most part, rentals in this area included homeowners association dues which means you have access to all of the community amenities while the landlord pays for those dues.  Renters typically are responsible for paying all utilities which is pretty standard when renting a home in the Oceanside area.

One of the more popular places to find rentals in the Oceanside area is the North Beach area.  Basically these homes and condo rentals are located north of the Oceanside Pier and occupy some of the most desirable sections found in this quaint beach town. There are several large condo complex's that offer the closest distance to the beach in North Oceanside.  One of the largest and closest communities located next to the Oceanside Pier is the San Miguel complex.  There are several buildings located in San Miguel with some located right next to the beach while others are further back.  For the most part these are furnished vacation rentals that can be rented by the month.  It's important to keep in mind that there is typically pricing for the off season

A large majority of homes in the Oceanside area are built on smaller size lots and often times don't have the room for a swimming pool.  Lot sizes are typically very small in Oceanside where many of the original homes were built here are located close to each other.  Often times the larger homes found in the Oceanside area are the newer construction homes built further away from the beach where there is more land to work with.  There are several neighborhoods where you fill find homes with their own private swimming pools and here is your guide on where to look.

Whelan Ranch is one of the best kept secret neighborhoods when looking for a home in the Long Beach area.  The area is predominately filled with residential single family homes but also offers residential condos as well.  What I love about this community is that it's well established and has many homes that have a lot of character and charm to them.  The location is one of the biggest selling points and is located just north of the Oceanside historic Mission and west of the 76 freeway.  Because of this location it's very popular with those in the Military who work at the nearby Camp Pendleton since it's just a short distance to the entrance gate.
