314 Beach Oceanside Lofts

A brand new construction complex has just hit the market and is being called "314 Beach Lofts."  Located at 314 N Cleveland is a building that offers both residential condos as well as business store front opportunities on the main level.  There are several things going for these condos that make them very desirable.  First, the location is just a few block radius to the beach and just north of the Oceanside Pier area.  The condos are currently start at $780,000 for a 2 bedroom, 1 bath condo with 1,082 square feet and go up to $885,000 for a two bedroom, two bath condos with 1,282 square feet.

314 Beach Lofts is currently a construction site so potential buyers must work through a real estate agent to gain access into this community.  Open houses are being held on the weekends but are for the purpose of only giving out listing information on not for the purpose of showing the units.  Clients who wish to see it at other times can work through a real estate agent who will get a clearance from the developer since it's an active construction site.

Our reports show that there will be a monthly association fee of $381.00 which will include exterior building, roof and common area maintenance, sewer and trash pickup.  Storefront business opportunities are also for sale and range from $475,000 to $525,000.  A monthly business maintenance fee of $212.00 will apply.  It's interesting to note that this parcel was purchased in 2014 as an "outstanding developmental opportunity" with an "active proposal for 10 residential and 2 commercial units."  We couldn't agree more as this appears to be a great opportunity for those looking to start a business or find a residential condo near the beach.
